SHORT TERM RENTAL AGREEMENT

 

                      This Short-Term Rental Agreement (the “Agreement”) is made by and between Little Peter Oasis Ltd. (“LPO”) and (“Guest(s)”) disclosed in this AGREEMENT as of the date last set forth on the signature page of this Agreement.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

  1. Property: Location
 

Little Peter Oasis is a private island in Belize located approximately 9 nautical miles southeast of Sittee River Marina, Sittee Village, Central Belize.  LPO Travel Services LLC. is a third party sister company to LPO that manages the rental of the island property.

The property is fully furnished and includes the following:

  • 2 bedrooms each with 1 queen size bed, pillows, linens – Sleeps 4
  • A family room with 1 full size sleeper futon, may accommodate a 5thguest under the age of 18 as approval by property owner.  Additional nightly fees may apply.
  • Air conditioning available in bedrooms for night-time use only- for a typical 8 hour or less sleep cycle. All doors and windows must be closed while AC is on.
  • 2 bathrooms, toilet, sink and hot water shower only- no bath tubs, Hair Dryer’s, shampoo, and conditioners provided
  • Full Kitchen with Refrigerator/Freezer, Stove, Microwave, Coffee Pot, Blender, Pots, pans, plates, glasses and utensils.
  • Your stay includes a Private Chef who will prepare 3 meals per day. Drinks and local alcohol included free.  No bartender.
  • Dining table seating is for 4 people and Island seating is for 3 people
  • Flat screen television with DVD player and DVD library and books- No Satellite TV,
  • Free WIFI is offered as a convenience-  The WIFI on the island is very good however, it is not guaranteed, there are several factors that can affect signal and transmission to the island that are simply out of our control.  Excessive streaming and downloading of data is prohibited.
  • Cell Phones do work on the island, check coverage areas with your cell phone provider.
  • Blue tooth speaker- Guest to provide I-pod or blue tooth compatible music device.
  • Shower and Beach Towels provided
  • Smoking not allowed in house or within proximity of thatch roof
  • No Pets
  • No children under 5
  • Activities include: Unlimited use of Sea kayaks, paddle boards, swim deck with swim ladder, snorkeling gear, lounge chairs, outdoor golf putting green, lagoon floats and life jackets.
  • Additional staff include- island caretakers, private chef, and personal concierge

  • Premium top shelf alcohol or favorite wine- can be purchased duty free at luggage carousel at Belize City airport.

  • Cell phone with international plan (an island cell phone will be provided for local calls and emergencies)
 
  1. Rental Party:  The rental party shall consist of those individuals disclosed in the rental agreement.
 
  1.  Maximum Occupancy: The maximum number of guests for the main house accommodation is limited to 4 persons. In the event there are 5 guests with the 5thbeing a child under the age of 18, approval for a 5thperson to sleep on the family room futon will be required by owner and additional nightly fees may apply.
 
  1.  Term of the Lease.  The lease begins at 1 p.m. on Check-in dateand ends at 10 a.m. onthe Checkout Date.
 
  1.  Minimum Stay:This property requires a 3-night minimum stay. Longer minimum stays may be required during holiday periods.
 
  1.  Additional Rental Guidelines:  Each individual within the Rental Party acknowledges and agrees to the Additional Rental Guidelines set forth in Exhibit A at all times while at the property.
 
  1.  Access:  Guest shall allow property owner or applicable staff reasonable access to the property for purposes of repair and inspection.

Please note-in lieu of paying a damage deposit, we require a credit card on file to cover the cost of any damage to the property precipitated by Guest.  We ask that you please report to your island concierge anything broken, lost or damaged so that it can be repaired or replaced.

 

CREDIT CARD INFORMATION IS REQUIRED AND MAINTAINED ON FILE AND WILL ONLY BE USED FOR DEPOSITS AND BALANCE PAYMENT OR IN THE EVENT DAMAGE IS INCURRED TO PROPERTY

     
  1.  Cancellation Policy:As a private island rental, last-minute cancellations and vacancies are very difficult to full on short notice and becomes a very costly expense for property owners.  Once your deposit is received, the property is removed from the market for those specific dates making it unavailable to other prospective renters. Our cancellation policy is as follows:
 

                             100% refund or credit it towards future stay if cancelled 30 days prior to the Check-in Date

                             100% credit applied toward future stay if cancelled less than 30 days prior to arrival

                             0% refunds or credits for common rain and inclement weather events

We do understand that some cancellations result from extenuating circumstances that are out of your control.  These include but are not limited to hurricanes and natural disasters, medical conditions prohibiting travel, sickness, injury and death, loss of employment, unscheduled military and pandemic related travel restrictions.  LPO highly recommends that you purchase travel insurance for these reasons.

  1.  Travel Insurance:  We encourage all renters to purchase travel insurance to protect against unexpected cancellations.  Travel insurance typically costs about 7% of your trip cost.  This nominal fee is well worth the peace of mind.  Below are a few links to travel insurance sites.

  1.  Payment:  Acceptable payment methods include a 25% deposit to secure dates, followed by the balance being paid by credit card in full 30 days prior to arrival.

ADDITIONAL RENTAL GUIDELINES

 
  1. ELECTRICITY- The island is an off-grid property.  We do not have an endless supply of water and electricity.  We do, however, offer a robust solar system and water supply that can supply each customer’s needs so long as we keep water and energy conservation in mind. We do offer a back-up generator for emergencies.  When it rains or is cloudy for several days, the solar panels are unable to harness the sun’s energy so we may have to use the generator to charge the batteries.  All we ask is that you please make a conscious effort to turn lights, fans or any other electronic devices off when not in use.  There will be days when you will leave the island for an entire day to embark on an excursion; please take a moment to turn everything off before you leave.  
  2. WATER CONSERVATION- An 8300-gallon water catchment and filtration system is used to collect and store water.  We strongly advise NOT TO DRINK WATER FROM THE TAP.  Bottled water will be provided for drinking.  Please use tap water conservatively while showering, rinsing and flushing the toilet.  A 500-gallon reserve tank is used to monitor water usage and Guests will be notified if consumption is high. Hot water is produced by running the generator.  It takes approximately 22 minutes for the water to heat up and coordination with staff is essential.
  3. FREE WIFI-This does not mean unlimited WIFI.  Most guests will use the WIFI service to check emails, post to social media and download movies off Netflix.  This is Ok so long as it is done conservatively.  We’ve had guests who have spent countless hours using WIFI and downloading dozens of movies only to experience a disruption in service 2 days later.  The WIFI is a convenience item that should not be abused.  Not only do we rely on it for business and for entertainment, but we also use it to monitor weather conditions for your protection.
  4. CELL PHONES-There are cell services that work on the island.  Cell service can be spotty at times and sometimes you must walk to the end of the dock or stand in a certain area for a good signal.  Be sure to check with your cell provider on short term International service plans before arriving in Belize. Another option that works well for calls back home is WhatsApp which doesn’t rely on cell service but operates off WIFI.  
  5. WIND & RAIN -In Belize when it rains, it can rain sideways!  The family room has 2 large 12-foot openings that must be secured in the event of an impending rain or thunderstorm.  As a practice we ask that you please lock and secure all doors to the house just before bedtime.  This will ensure that any pop-up storms in the middle of the night will not flood or damage the house.  Nighttime on the island can be breezy and cool, so it is always good to bring lightweight pants and wind breakers should a cool front pass.  It’s easy to be filled with joy and happiness when it is sunny and beautiful outside, however, we do have our rainy and windy days.  On inclement weather days plan to stay indoors, catch up on some much-needed sleep, read a good book, watch a movie and try not to let it ruin your trip.  Island staff will not operate the boat and will strongly advise staying put when it is windy and rough sea conditions.
  6. CONVENIENCE ITEMS-It is important to bring all your toiletry items, medications etc. that you will need.  We supply shampoo, conditioner, shower gel, hairdryer etc. If you forget something, we do have a box of convenience items available just in case.  
  7. SEPTIC SYSTEM-Please do not flush anything other than toilet paper down the toilet.  Paper towels, feminine products, and contraceptive will render the septic system inoperable.  
  8. SMOKING-We ask that you please refrain from smoking inside the house or within close-proximity of the thatch roof area.
  9. FALL OR TRIP HAZARDS-There is absolutely no climbing, jumping or diving off the upper deck and railing as this may lead to serious injury or death.  The water below is shallow.  Violators will be asked to leave the island.
  10. SANDY SHOES-Please exercise caution to avoid sandy shoes inside the house.  The hardwood floors and furniture scratch very easily.
  11. INSECTS-Little Peter Oasis, for the most part, has very few bugs due to the treatment we use to keep insects under control.  However, you will find mosquitos and sand fleas on other islands and on the mainland.  The sand fleas tend to be the most bothersome because you will not know that you are being bitten until it is too late.  One very good practice we recommend is the use of baby oil.  Baby oil on your ankles and legs is very effective in controlling sand flea bites.  If you venture off into the jungle, you might consider something a little stronger that includes Deet for insects and biting flies.  The last little hard to control critter you will find at virtually any resort in the Caribbean is the sugar ant.  Sugar ants are very tiny and for the most part harmless. Unfortunately, they are almost impossible to control with pesticides so if you leave food or fresh fruit exposed on the counter, sugar ants will find it.  
  12. MEALS & BEVERAGES-Prior to your arrival you will receive a guest profile to complete.  The profile helps us to understand your meal and beverage preferences, special diets, food allergies as well as travel schedule.  Regarding specific brand name food and beverage requests, we will try our best to procure but cannot always guarantee availability of certain items from our local suppliers.  Your chef will go over the menu daily to discuss meal selection and mealtimes.  As for beverages, we offer bottled water, soft drinks, fruit juices and local alcohol.  Local alcohol includes beer, rum, vodka and wines which are house brand selections available to us locally.  If you should have the desire for top shelf alcohol or special wines, we suggest you bring it with you.  The duty-free shops at the airport next to the luggage carousel have a wide variety to choose from and you can bring them with you on the airplane.  
  13. DRUG & ALCOHOL CONSUMPTION POLICY-As a private island situated 8 miles offshore and a minimum of 1.5 hours from the nearest emergency medical center it is for the safety of our guests to inform you of our alcohol and drug policy.  We recommend that you read carefully our rules pertaining to this policy and make sure everyone in your group is 100% in Agreement prior to signing any rental contract with us.  If there is any part of this policy that is unacceptable to you, we respectfully ask that you consider other destination options elsewhere.  
 

         DRUGS- Illegal drug use is strictly prohibited on the island.  Possession of illegal drugs and/or drug paraphernalia is strictly prohibited on the island and on our boat. Asking island staff for drugs or to purchase drugs on your behalf is strictly prohibited and will result in the early termination of your island rental with NO refunds.  Unfortunately, this policy was enacted because we’ve had a couple guests who felt that this type of behavior was ok being on an island in a third world country and it is not.  Our staff and our owners reserve the right to terminate your lease at any time for any reason without refund should such an incident occur.

         ALCOHOL CONSUMPTION- As part of your All-Inclusive Package and for your enjoyment we provide 3 meals per day along with beverages to include “Local Alcohol”.  For the purpose of this Agreement, “Local Alcohol” will be defined as alcohol that is produced, distributed and purchased locally.  There will be some additional beer and wine selections that are not deemed to be Local that will be offered as a courtesy to our guests. If you should have the desire for Top Shelf alcohol or Premium wines, we suggest you bring them with you.  The duty-free shops at the airport next to the luggage carousel have a fantastic variety to choose from.  We want everyone to enjoy their island stay and all we ask is for everyone to drink responsibly. Excessive drinking, drunkenness, belligerence, reckless behavior and endangerment to one’s self or to private property is strictly prohibited.  In the event a guest should have too much to drink, our staff reserves the right to stop serving them alcohol, at any time for any reason.

         HOUSE BRANDS AND DAILY LIMITS FOR THE ALL-INCLUSIVE PLAN

         Beer- Belikin Beer, Lighthouse, Landshark, Carib- 1 Case per day

         House Wine- red and white- (0-2 guests) 2 Bottles per day, (2-4 guests) 3 Bottles per day

         Vodka- Hyper Premium Vodka- 1 Bottle per day

         Rum- Caribbean Dark and Light- 1 Bottle per day

  1. CHECKING OUT-The night prior to your departure home, your concierge will provide you with a credit card form which allows you the convenience of putting excursions, tips, t-shirt purchases or any other incidental expenses on your credit card before you leave.  You are more than welcome to bring cash if you like, but most guests enjoy the convenience of using their credit card instead.  We accept Visa, Master Card and American Express.
  2. PET POLICY-No pets allowed
  3. OCCUPANCY POLICY-Island staff and only those guests disclosed in the guest party are allowed on the island.  This excludes unexpected routine visits from gov’t agencies such as Fisheries or the Belizean Coast Guard.
  4. ACCIDENTS, LOSS OR DAMAGE TO PROPERTY- Prior to checking in, all guests agree to thoroughly review and accept Exhibit B Liability Indemnification Agreement By participating, guests implicitly and explicitly consent to adhere to this policy.
  5. HOUSEKEEPING:  There is no daily housekeeping service, however, our caretakers are available to come in and perform basic cleaning and freshening up daily as needed.  While linens and bath towels are included in each bedroom.
  6. STORM & WEATHER POLICY: If there is a storm or hurricane resulting in an evacuation, credit will be granted to the Guest if:
  • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area".
    • Credit will be offered for any unused portion of a trip (in part or in full).  This credit is essentially a “rain check” available for use in scheduling a return visit.
  • Thunderstorms, heavy wind and rain are common occurrences in Belize and are completely out of our control.  Guests are encouraged to just relax and stay inside.  No credits, refunds, or early departures will be honored.

 

The parties agree to the terms of this Short-Term Rental Agreement, as evidenced by the signatures set forth below.

LIABILITY INDEMNIFICATION AGREEMENT

 

This document must be signed and returned by each guest residing on Little Peter Oasis prior to arrival.

   

The undersigned hereby agrees to indemnify, hold harmless and waive all claims against Little Peter Oasis LTD., LPO Travel Services LLC., its insurers, affiliates and employees for any property damage, loss of personal property, accident, injury or death arising from the entire use and rental of Little Peter Caye aka. “Little Peter Oasis”, to include the island guest house and its adjacent structures and the use of equipment on or surrounding the island premises.  The same indemnification shall apply to each guest and to all extracurricular activities or use of equipment with or without permission.  This includes, but is not limited to, kayaking, paddle boarding, boating, snorkeling, scuba diving, swimming, fishing, spear fishing, and sailing.

The undersigned acknowledges that any accidents or injuries sustained on an island can result in delayed treatment or emergency medical assistance.  An island user guide will be provided with your stay.  The back page of the user guide lists important phone numbers and emergency contacts.  In the event of an emergency, your concierge will put forth every effort to remedy the situation and seek assistance.

The undersigned further acknowledges that the guest house is an elevated structure situated over shallow water.  Horseplay, climbing on railings, standing or diving off the upper deck is strictly prohibited as this behavior could lead to serious injury or death.  Guests are encouraged to drink responsibly and should exercise caution always, especially near deck railings and stairways where loss of balance may lead to a serious fall.  Anyone caught participating in such mischievous activity will be asked to leave the island immediately.  Children under the age of 18 to be signed by parent or legal guardian.
